Types of Loans

FHA

Perfect for those with out a lot of money or less than perfect credit. Works great for first time home buyers or a primary residence, you can even get up to a 4 unit, live in one and make money on the rest!

VA

VA loans are like a salute to our brave military heroes. They're exclusively for active-duty service members, veterans, and eligible surviving spouses. These loans don’t require a down payment and don’t have PMI. AND YES you can use it multiple times. It's Uncle Sam's way of saying, "Thanks for your service!"

USDA

Where my small town people at?! USDA loans are perfect for low-to-moderate-income families who want to escape the city hustle. Zero down payment, and they have more lenient credit requirements. So, if you're dreaming of a house in the countryside and meet the location and income criteria, USDA loans are your rural getaway ticket to homeownership. It's like having a little piece of the American Dream to call your own!

Conventional

Great for those with solid credit scores and a good chunk of savings for a down payment. BUT first time buyers can do as little as 3% down! They offer flexibility in terms of property types and can handle a wide range of buyers. So, if you're financially sound, got decent credit, and don't need special assistance, conventional loans are your straightforward path to homeownership or getting into the investment property game.

Home Equity Lines of Credit

If you've built up some equity in your home (that's the difference between what your home is worth and what you owe on your mortgage), a HELOC lets you tap into that equity like a piggy bank. But keep in mind, bank statement loans often come with higher interest rates and might require a larger down payment. So, they're not for everyone, but they can be a lifeline if you want to buy a home. It's like getting a mortgage on your terms, based on your financial reality.

DSCR loans

If you're an investor eyeing a rental property or a business owner looking to purchase real estate, DSCR loans could be your ticket.
